Utility responsibility starts

These dates control separate utility charges, not rent. Change them only when an agreement changes.

Landlord (Private)

Admin only — never shown in renter preview

This is your share of actual utility charges before the renters’ effective dates. FPL deposit credits and payment-related charges are not included in shared utility charges.

Payments to Utility Providers (Admin Only)

Record when you pay the utility company. This is separate from renter reimbursements. A provider payment does not mark renters as paid.

Monthly utility bills

Enter actual bill totals and service dates, then review the prorated allocation. Only enter actual electricity usage charges, never FPL budget billing, deposit adjustments, returned-payment fees, or other account-only items. Blank/new months begin at $0 until entered. Utility charges remain private drafts until approved and saved online.

PDFs and images are included in exported backups. Approved bill files are uploaded privately when you Save Online. Keep backups private. Large attachments may exceed browser storage limits. Each day of service is divided into three assigned shares. Garbage uses Water/Sewer service dates and its single shared invoice. Before a renter’s effective date, their share is landlord-covered. Rounding is adjusted so the allocation always totals the bill.
